5. Financial Services We Are Authorised to Provide

As a Corporate Authorised Representative of DICL (AFSL 525072), Kinetic Capital Partners is authorised to: General Financial Product Advice Provide general financial product advice in relation to interests in the Diversified Investment Opportunities Fund (DIOF) and its sub-funds. This advice does not take into account your personal objectives, financial situation, or needs. Dealing in Financial Products Deal in financial products by: • Arranging for persons to apply for, acquire, or dispose of interests in the Authorised Financial Products • Applying for, acquiring, or disposing of interests in the Authorised Financial Products on behalf of another person Provide a Financial Services Guide Provide this Financial Services Guide and related disclosure documents. Important: Our authorisation is limited to financial services provided in relation to interests in the Diversified Investment Opportunities Fund (ARSN 656 002 032) and its sub-funds only. We are not authorised to provide financial services in relation to any other financial products.

6. Products and Sub-Funds

Our services relate exclusively to interests in the Diversified Investment Opportunities Fund (DIOF) and its sub-funds: Kinetic Property Pathway (KPP) A sub-fund of the DIOF focused on property development investment opportunities. Property Futures Fund (PFF) A sub-fund of the DIOF providing exposure to property development returns. Home Sale Capital (HSC) A sub-fund of the DIOF focused on home sale capital opportunities. Full details of these products — including their features, risks, fees, and terms — are contained in the relevant Product Disclosure Statement (PDS) and Target Market Determination (TMD) for each sub-fund. You should read these documents carefully before making any investment decision.

8. How We Are Remunerated

Kinetic Capital Partners and its representatives may receive remuneration for the financial services provided. This remuneration may include: Fees from the Fund The DIOF sub-funds charge fees for management, which are fully disclosed in the relevant Product Disclosure Statement (PDS). These may include management fees, establishment and contribution fees, and fund operating expenses. The specific fee structure for each sub-fund is set out in its PDS and should be reviewed carefully before investing. Referral Fees Kinetic Capital Partners may receive referral fees or commissions for introducing investors to the Fund. These fees are paid from the fees charged by the Fund and do not represent an additional cost to you. Affiliate Commissions Approved affiliates who refer investors to the platform may receive commissions. Details of any specific commissions are available on request. Staff Remuneration Our representatives are remunerated by salary. They do not receive commissions based on the products you invest in, which helps ensure their recommendations are not influenced by remuneration considerations. If you would like more detail about the remuneration or other benefits received by Kinetic Capital Partners or its representatives, please ask us before we provide you with any services.

9. Conflicts of Interest

We are committed to identifying and managing any conflicts of interest that may arise in the provision of our financial services. Director Relationships Mr Dirk Westera and Mrs Eponine Rose Wust are directors of both Diversified Investments Company Limited (DICL, the licensee) and Kinetic Capital Partners Pty Ltd (KCP, the representative). Mr Ross Patane is a director of DICL but is not a director of KCP. This means that certain individuals involved in the governance of KCP also participate in the governance of the entity that holds the AFSL under which KCP operates. Other Potential Conflicts Potential conflicts may also arise because: • Kinetic Capital Partners receives remuneration in connection with the Fund • Directors or employees of KCP may hold interests (units) in the DIOF or its sub-funds • KCP and DICL share common directors as disclosed above How We Manage Conflicts These conflicts are managed through: • Full disclosure of director relationships and remuneration arrangements in this FSG and the PDS • Maintenance of appropriate governance procedures and information barriers • Regular compliance monitoring and review by DICL as licensee • Adherence to DICL's Conflicts of Interest Policy • An obligation on all representatives to act in the best interests of clients and prioritise client interests where conflicts arise If you have any concerns about potential conflicts of interest, please contact us or DICL's Compliance Officer.

10. Complaints and Dispute Resolution

If you have a complaint about the financial services provided by Kinetic Capital Partners, we are committed to resolving it promptly and fairly. Internal Dispute Resolution Complaints should be directed to Diversified Investments Company Limited, our licensee, which manages complaints in accordance with its Internal Dispute Resolution (IDR) procedures. If DICL cannot resolve your complaint within this timeframe, you will be informed of the reasons for the delay and your options, including your right to escalate to external dispute resolution. External Dispute Resolution If you are not satisfied with how your complaint has been handled, or if your complaint is not resolved within 30 days, you have the right to refer it to the Australian Financial Complaints Authority (AFCA). AFCA provides a free and independent dispute resolution service for consumers and small businesses. 11. Privacy and Your Information

We collect personal information from you in order to provide our financial services and to comply with our legal obligations. This information may include: • Your name and contact details • Your financial situation and investment objectives • Identity verification documents (for AML/CTF compliance) • Transaction and investment history We handle your personal information in accordance with the Privacy Act 1988 (Cth) and the Australian Privacy Principles. We will: • Only collect information that is reasonably necessary for our services or required by law • Store your information securely using appropriate technical and organisational measures • Not disclose your information to third parties except as required by law, with your consent, or to our licensee (DICL) and service providers who assist in delivering our services • Allow you to access and correct your personal information on request Your personal information may also be collected and held by Diversified Investments Company Limited as licensee, in accordance with DICL's privacy policy. 12. Compensation Arrangements

Diversified Investments Company Limited, as our licensee, maintains professional indemnity (PI) insurance that covers the financial services provided by its authorised representatives, including Kinetic Capital Partners. This insurance satisfies the requirements of Section 912B of the Corporations Act 2001 (Cth) and is designed to compensate retail clients for loss or damage suffered as a result of breaches of the relevant obligations by DICL and its authorised representatives. The insurance covers claims made in relation to the conduct of current and former representatives and employees, including claims made after a representative has ceased to be authorised by DICL.

13. Other Documents You May Receive

In addition to this FSG, you may receive other documents from us or from DICL: Product Disclosure Statement (PDS) Before investing in a DIOF sub-fund, you will receive a PDS containing detailed information about the fund, including its features, risks, fees, and how to invest. You should read the PDS carefully before making any investment decision. Target Market Determination (TMD) A TMD describes the class of consumers for whom the product is likely to be consistent with their objectives, financial situation, and needs. Statement of Advice (SOA) If we were to provide you with personal advice (which takes into account your personal circumstances), we would provide you with a Statement of Advice. Note: Kinetic Capital Partners currently provides general advice only and does not provide personal financial advice. Periodic Statements If you invest in a DIOF sub-fund, you will receive periodic statements about your investment, including AMMA (AMIT Member Annual) statements for tax purposes.
